BAE was commissioned to prepare the first regular series of economy newsletters for the San Francisco Mayor’s Office. BAE prepared all data analysis, narrative, and graphics for the newsletter. The San Francisco Economy was published quarterly for the 2002 calendar year, and profiled new business formations/business closures, unemployment trends, house sale prices and volumes, apartment rental rates and vacancy trends, office lease rates and vacancy trends, taxable retail sales trends, and major projects underway by the Mayor’s Office. The Newsletter was published electronically and emailed to a broadcast list, made available on the City’s web site upon request, and also distributed in hard copy.

San Francisco Airport International Terminal Marketing Support

BAE assisted SFO with its international marketing efforts to attract expanded or new passenger airline services to the new International Terminal. BAE's prepared detailed background materials and summary presentations of the social, historical, demographic, economic, immigration, and trade linkages between San Francisco and cities served by targeted airlines based in Australia, China, India, Ireland, Italy, Malaysia, Middle East (United Arab Emirates), New Zealand, Scandinavia, Singapore, Spain, Thailand, and Vietnam. For each international presentation, BAE researched a range of customized facts and data to attract each airline’s attention to the market potential of expanded or new passenger service to the dynamic San Francisco Bay Area.

Presidio Developer Solicitations

BAE prepared several detailed developer/tenant Requests for Proposals and supported the selection processes during the early stages of conversion for this 1,200 acre urban park with more than five million square feet of primarily historic structures. BAE’s work included solicitation preparation, marketing, and selection advisory services for the Letterman/LAIR hospital and historic structures, the 1,200 unit Presidio housing inventory, the 350,000 square foot Main Post building collection, and the park’s recreational facilities (swimming pools, child care, and bowling). For the Main Post solicitation, BAE’s work resulted in receipt of 59 qualified tenant proposals, which oversubscribed available space by a factor of four times.

Somerville Industrial Property Developer Solicitation

BAE conducted an extensive reuse and redevelopment study for this federally-owned property in Somerville, NJ. The site, with over one million square feet of World War II-era warehouse space, is constrained by limited roadway access. BAE led a team of engineers, architects, and surveyors to assess the site’s physical condition, and BAE analyzed the market and financial development potential for retail, office, and industrial uses. Based on the analysis, reuse of the existing warehouses was determined as the highest and most feasible use. BAE then pre-marketed the property through targeted mailings, contacts with area brokers, and open houses. BAE contributed to the formal developer solicitation and participated in the evaluation of developer proposals. The property has been transferred to a private developer for reuse and redevelopment.

Historic Landmark Marketing and Disposition

This project involved the marketing and disposition of a historic downtown landmark, the Hotel Stockton, which was built as a hotel and converted to office space in the 1960s. Our work included formulation of a marketing strategy, identification of target markets, preparation of an extensive mailing list, preparation of eye-catching marketing materials, interaction with interested parties, and selection of a development group.

Developer Solicitation for Historic Property

BAE assisted NPS in the preparation of a Request for Proposals for 32 historic buildings located on Sandy Hook Bay overlooking the dramatic New York City skyline. BAE provided support to NPS to develop leasing goals, minimum business terms, a user-friendly lease application form, and criteria for proposal review and evaluation.

Surplus Property Marketing Materials
Lassen County Local Reuse Authority, CA
In collaboration with a graphic designer, BAE developed a set of informational materials to market surplus properties conveyed to the Reuse Authority from the Sierra Army Depot in Lassen County. The materials consisted of a general informational folder that provides basic demographic, economic, and lifestyle data for south Lassen County, along with individual cut-sheets profiling specific properties offered for reuse. The materials positioned south Lassen County as an affordable, high quality-of-life location for a range of residential, commercial, and industrial uses.

Mare Island Reuse Marketing/Disposition Strategy
City of Vallejo, CA
BAE formulated the Marketing and Disposition Strategy portion of the Mare Island Reuse Plan. This work involved descriptions and a summary matrix of clean-up prioritization, phasing of subarea acquisition/disposition, recommendations for interim leasing mechanisms, and a guide to marketing and disposition methods and processes. Mare Island is a former military base covering 1,200 acres and containing more than six million square feet of built space.
